Mount Airy Resort Picks Construction Manager - Friday 21st of April 2006
PARADISE TOWNSHIP, Pennsylvania – Mount Airy Resort &Casino today named LPCiminelli Inc., an award-winning constructionmanagement firm with more than 40 years of experience, to oversee thebuilding of the $360 million resort and casino complex on the site of theformer Mount Airy Lodge.
LPCiminelli brings an extensive background in gaming and entertainmentprojects and has experience in managing the construction of nearly a dozengaming facilities in New York, Delaware, West Virginia, Florida andArkansas.
"This firm has a proven track record of meeting deadlines andcompleting projects on time," said Louis A. DeNaples, the northeasternPennsylvania businessman who owns Mount Airy and is seeking a gaminglicense for the site. "Their expertise will help Mount Airy become thefirst stand-alone casino to open its doors in Pennsylvania. The resort andcasino will be built to reflect the architectural heritage of the Poconos,which is a symbol of our larger commitment to ensuring that our facilitybenefits the entire Pocono community."
Based in Buffalo, N.Y., LPCiminelli managed the construction andrenovation of major gaming and racing projects at Wheeling Island Racetrackand Gaming Center, Wheeling, W.Va.; Finger Lakes Gaming and Racetrack,Farmington, N.Y.; Fairgrounds Gaming and Raceway, Hamburg, N.Y.; SenecaNiagara Casino Hotel, Niagara Falls, N.Y.; Southland Greyhound Park, WestMemphis, Ark.; and Batavia Downs Gaming, Batavia, N.Y.
LPCiminelli is currently working on Tioga Downs Gaming and Raceway,Nichols, N.Y.; Saratoga Gaming & Raceway, Saratoga Springs, N.Y.;Harrington Raceway - Midway Slots, Harrington, Del.; and Daytona KennelClub, Daytona Beach, Fla.

The firm's full rangeof services include program management, construction management, generalcontracting, design-build, and facilities management for clients in theK-12 and higher education, medical, skilled nursing, senior living,government, commercial, gaming and hospitality and industrial marketsectors.
The first phase of the new Mount Airy Resort & Casino will include a200-room luxury resort hotel, a gaming and entertainment complex that wouldhouse 3,000 slot machines, four restaurants, two live entertainmentlounges, an 18-hole championship golf course (already in operation), anindoor pool, spa, retail shops, and a covered parking facility.
Phase I construction is estimated at $300 million, which would befollowed in Phase II with an expanded casino to accommodate a total of5,000 slot machines, an additional 200 luxury hotel rooms, and additionalconference, entertainment and parking facilities. The resort and casinowould be the centerpiece of the 890-acre site that also features 550 acresof permanently preserved open space.
The project will create 300 construction jobs and 650 full-time jobswhen complete. During its first year of operation, Mount Airy Resort &Casino will generate $83 million in state and local taxes. That figure isexpected to grow to $161 million by the resort's fifth year in operation.Spending during the resort's first year of operation is estimated at $57million, which will in turn generate $69.3 million in additional economicactivity, much of it throughout the region. Those numbers are projected togrow to $104 million in spending by Year Five, which will generate $134million in economic output.
The planned Mount Airy Resort & Casino already is well ahead of itscompetitors in seeking a gaming license for the region. No major zoning orbuilding variances will be needed to construct the facility and 88buildings on the site have already been demolished, including the formerMount Airy Lodge. The project team has also made substantial progress inobtaining the necessary utility, land use, and permit approvals. Thatincludes the complete rehabilitation of an existing Pennsylvania Departmentof Environmental Protection permitted wastewater treatment plant with thecapacity to treat 220,000 gallons per day, well above the projected needsof the resort in its first phase. Other key milestones include thecompletion of environment stormwater infiltration tests, test borings, andcomprehensive traffic analysis, as well as the approval of the sewageplanning module for the site by the Department of Environmental Protection.

Joseph Mannarino - As senior vice president, Mannarino leadsLPCiminelli's construction management division. He is responsible for allconstruction management operational activities, including overseeing theentire portfolio of projects, directing all construction managementpersonnel, leading the business development effort, and developing newprogram management and project-specific approaches to add value for bothexisting and potential clients.
Kyle Tuttle - Tuttle is a senior vice president and project executiveat LPCiminelli. As a construction executive with 19 years of experience, hehas worked primarily with construction management clients and successfullymanaged more than $750 million worth of work. He has extensive constructionmanagement experience in a variety of markets, including healthcare, K-12and higher education, court and office complexes, transportation, andentertainment and gaming. Tuttle has overseen several high-profile gamingprojects, most notably pre-construction for the expansion of the existingracino facility at Harrington Raceway - Midway Slots in Harrington, Del.,and the expansion of Tioga Downs Gaming and Raceway in Nichols, N.Y.
Frank Ciminelli II - Ciminelli is a vice president and senior projectmanager at LPCiminelli. Throughout his career, he has excelled at managinglarge, complex projects with phased design and construction schedules. Mostrecently, Ciminelli led the successful completion of the $48 millionWheeling Island Racetrack and Gaming Center expansion, involving afast-track schedule of 15 months.
